Net and gross internal area surveys are carried out to measure and document the usable floor space within a building. These surveys provide essential data on the size and layout of internal areas, supporting purposes such as space planning, leasing, property valuation, and compliance with building regulations.
Net Internal Area (NIA)
refers to the total usable floor space within a building, excluding non-habitable areas like corridors, stairwells, mechanical rooms, and internal walls. It represents the actual space available for occupation, use, or lease.


Gross Internal Area (GIA) encompasses all enclosed floor space within a building, including both the NIA and non-habitable areas such as corridors, stairwells, and service rooms. GIA reflects the total floor area measured within the building’s perimeter walls.
