A Measured Building Survey provides an accurate record of building structure, architectural features, heights and services delivered as either 2D or 3D outputs which can include Floor plans, Elevations, roof plans and Sections. Data can be Locally or OS referenced, dependent on your requirements.

We collaborate with Architects, Property Developers and Owners on a variety of projects from private residences to large commercial and heritage buildings.

Whether your project is an extension to an existing property, planning applications, refurbishment or a complete retrofit, we can provide bespoke measurement outputs to suit any level of detail without compromising accuracy.

We specialise in Measured Building Surveys and provide precise and clear drawings or models that present an accurate representation of any structure.

As a standard, our Measured Building Surveys provide floorplans, elevations, roofplans and sectional information in a range of detail to suit your project. Whether this for planning or design, outputs can be tailored to your requirements.

Typically, our Floorplans will show
  • Walls, openings, partitions and structural positions
  • Heights & levels of all floors, ceilings and openings
  • Room use labels
It can also include -
  • Positions of services and sanitation including pipe ingress
  • Location of fit outs and other internal features such kitchen units
  • Beam heights & positions as well as other ceiling detail

Elevations present a projection of a building face that shows
  • Heights
  • Positions of openings and structural features
  • Labels of materials
We also provide information on adjacent buildings and street scenes if required.

Roof Plans include
  • Ridges
  • Valleys
  • Dormer windows
  • Roof lights
  • Chimneys
  • Raised parapets
They can also include details such as the roofing material.

Using the above we can also provide Sections through any part of the building to help understand it better

Outputs can be issued in any format, whether in 2D or 3D, scaled and labelled, we pride ourselves on producing drawings that provide clarity to our clients.

Retrofits

RETROFITS

With an increasing need to adapt existing buildings and to repurpose structural elements for other uses,

(including energy efficiency, sustainability, and structural resilience) retrofitting has become a critical practice in extending the lifespan and functionality of existing buildings.

Conducting detailed surveys to create accurate plans, sections, and elevations of existing buildings, we provide essential data for planning retrofitting measures, helping to understand what's behind fit-outs and ensuring that modifications integrate seamlessly with the existing structure.

Heritage

HERITAGE

Measured surveys of heritage buildings are essential for documenting, preserving, and restoring historically significant structures. These surveys involve the precise recording of a building’s dimensions, architectural details, and structural conditions, providing a comprehensive dataset for conservation, restoration, and adaptive reuse projects.

We have a wealth of experience working on Graded properties and understand the sensitivity and need for detail required on these projects.

Our surveys offer a detailed record of period architecture, capturing both external and internal features with a high level of precision suitable for conservation projects. Decorative elements such as masonry, stone, brick, timber, and plaster work are carefully documented.

Internal Area Calculations

INTERNAL
AREA
CALCS

Net and gross internal area surveys are carried out to measure and document the usable floor space within a building. These surveys provide essential data on the size and layout of internal areas, supporting purposes such as space planning, leasing, property valuation, and compliance with building regulations.

Net Internal Area (NIA)

refers to the total usable floor space within a building, excluding non-habitable areas like corridors, stairwells, mechanical rooms, and internal walls. It represents the actual space available for occupation, use, or lease.

Gross Internal Area (GIA) encompasses all enclosed floor space within a building, including both the NIA and non-habitable areas such as corridors, stairwells, and service rooms. GIA reflects the total floor area measured within the building’s perimeter walls.

All Surveys are compliant with the RICS 6th Code of Measuring Practice
